Our monthly management fee depends on the size of your villa and includes all core Property Care & Asset Management services.
Every property receives the same professional level of care, while the required staffing and operational coordination naturally increase with the size of the villa.

Every larger property is unique and requires a tailored management approach, Custom quotation available upon request
The minimum contract period is twelve (12) months.
The agreement will automatically renew for successive twelve-month periods unless terminated by either party with a minimum notice period of three (3) months before the renewal date.

To ensure complete transparency, the following costs and responsibilities remain the responsibility of the property owner unless otherwise agreed in writing.
Indicative Villa Staffing Costs
The staffing requirements of each villa depend on its size, facilities, occupancy, and level of service. The figures below provide an indication of the monthly costs for a standard villa operation.
Pool & Garden Maintenance
Regular pool and garden maintenance is essential to keep the outdoor areas safe, clean, and well presented. A combined pool and garden service can usually be scheduled three times per week.
Indicative monthly cost:
Approximately IDR 2,500,000
The final price may vary depending on the size of the swimming pool, garden, landscaping, and required maintenance frequency.
Villa Host / Coordinator / Villa Manager
One dedicated villa host or coordinator is responsible for the daily operation of the property. This includes staff coordination, guest assistance, villa checks, basic administration, and communication with the management team.
Indicative monthly cost:
IDR 4,000,000 – 5,000,000
This position can be arranged on a flexible working schedule, depending on the villa’s operational needs and rental activity.


Housekeeping Staff
For a standard villa, we recommend two part-time housekeeping employees. They are responsible for cleaning, making beds, laundry coordination, restocking supplies, and keeping the villa ready for owners and guests.
Indicative monthly cost:
2 housekeeping staff at approximately IDR 2,800,000 each
Total: approximately IDR 5,600,000 per month
These costs are based on half-day working schedules. Working hours and staffing levels may be adjusted depending on the size and occupancy of the villa.
Expenses Not Covered by the Management Fee
Our management fee covers the coordination and supervision of your villa, while operational expenses such as utilities, staffing, insurance, government fees and maintenance remain the responsibility of the property owner.
All additional expenses are communicated transparently and, whenever possible, require your approval before any work is carried out.
